DEV Platform and DEV Grade.

Studio 3 operates DEV (Deal Estate Valuation), a property intelligence platform that aggregates publicly available government records and third-party data into unified property profiles with computed analytics. DEV is an informational research tool. It is not a substitute for professional due diligence.

DEV displays data compiled from public sources including county, city, state, and federal government records, as well as licensed third-party data providers. Data is provided as-is. Discrepancies may occur between sources. Property records, assessed values, zoning designations, flood zones, and other data points may be outdated, incomplete, or inconsistent across jurisdictions. Studio 3 does not independently verify the accuracy of data obtained from third-party sources. You are responsible for verifying all information against original sources before making any investment, lending, development, or other financial decision.

The DEV Grade is a proprietary metric developed by Studio 3 that measures the quality, diversity, and composition of amenities surrounding a property. A detailed explanation of the DEV Grade methodology is published at studio3.space/m-and-ms-for-real-estate. The DEV Grade formula, scoring methodology, category taxonomy, synergy model, ring-distance framework, grading system, grade names (Raw, Good, Near Mint, Mint, Gem Mint, Pristine), gemstone associations (Jasper, Agate, Amethyst, Turquoise, Sapphire, Emerald), and all associated computed metrics, visual design elements, and documentation are the intellectual property of Jamie Straz Architecture LLC DBA Studio 3. All rights reserved. Studio 3 may introduce additional proprietary metrics, scoring models, data layers, analytical tools, or computed outputs to DEV at any time. All such additions are governed by these Terms and are the intellectual property of Studio 3 unless otherwise stated.

The DEV Grade is not an appraisal. It is not an opinion of value. It is not a broker price opinion. It is not a comparative market analysis. It does not estimate, suggest, or imply the market value, investment value, or any other standard of value for any property. The DEV Grade does not constitute Architectural advice, real estate advice, investment advice, financial advice, legal advice, or any other form of professional counsel. Use of DEV does not create a fiduciary, advisory, agency, or professional-client relationship between you and Studio 3 or any affiliated party.

The DEV Grade is derived from third-party point-of-interest data that may contain errors, omissions, duplicate entries, misclassifications, or incomplete coverage. Chain and independent business classifications are approximate. Grade thresholds are computed from a calibration dataset and may shift over time. A property's grade label may change even if its numeric score remains the same.

Certain features of DEV are developed in partnership with Widespread Commercial Group, a Georgia-licensed commercial real estate brokerage. Widespread Commercial Group is a separate legal entity from Studio 3. DEV does not provide brokerage services. Any inquiry submitted through DEV that results in brokerage engagement will be subject to separate agreements governed by applicable state real estate law.

You may not systematically scrape, crawl, or bulk-download data from DEV. You may not reproduce, redistribute, or sublicense DEV data, reports, or computed metrics without written permission. You may not reverse-engineer, decompile, or attempt to derive the algorithms or methodologies underlying any proprietary metric. You may not use DEV to generate materials that misrepresent automated outputs as professional appraisals, opinions of value, or broker price opinions.

All other terms stated above, including limitation of liability, no warranties, governing law, and no third-party beneficiaries, apply to DEV and all associated data products, including any metrics, tools, or features added in the future.
